Sold my home, Insteon leaving with me

We have sold our home and made it clear that the automation system is leaving. We got the buyers reguest for repairs today, and they required that we replace all the Insteon switches with Lutron Digital Dimmers ($55) a dimmer. Told them no way, and found a deal for dimmers on ebay for under $10.

 

The most exciting part is I get a new house to put the insteon system in.

Congrats on the sale of your home. Not an easy thing to do these days. Curious whether local regulations allow you to swap out the switches yourself, or if a licensed electrician must perform the work.

 

When we sold our previous home (2000) I pulled my Leviton system and put the standard switches back in. I had a friend in the business inspect and represent the work to the local inspector. Not strictly required in my area, but it makes things go much smoother when a licensed electrician is willing to say things are correct.

We were surprised that the buyers didn't require it to be done by an electrican.

 

The only problem is we haven't found a new house yet, so will be moving in with family for a few months.

The code where I live and as far as In know everywhere, is that you can do work on your own house without a license. So as long as the home sale hasn't closed, it is still your house and legal. The buyer, of course, could put in the contract that the work be done by a licensed electrician, but that is separate from code. Also, the quality of the work still needs to be up to code regardless of who does it.
